Read the fine print on your policy. It should define each covered loss.

I have recent similar experience and chose to keep the listing, honestly I don’t think the OTAs ever want you to delist and relist.

Work with agent/property manager in your target market.  Best insight, but make sure both know their stuff!

Curb appeal more important on STR than LTR. However, I prefer properties that don't need landscaping attention...has a higher likelihood of becoming a mess fast.

You should look into it for sure.  Consider what excites you about it and be realistic with the amount of work it's going to be unless you hire a property management company.  If you decide to look further consider what areas you prefer and then speak with an agent in that market.  They should be able to help with most metrics if they're an investor themselves (underwriting, lender referral, etc).

Yep you’re right. It cannot differentiate blocks. Just that the time is not available. I think it’s best to have a blended strategy across all top OTAs as well as a direct booking strategy.

I was in a closed session with Airbnb executives and open availability is one of the things that boosts you in the algorithm.  I wrote a blog post about it:

Most have come to my company via referral. This way we know they already know what they’re doing and do not need to be heavily vetted. As far as contract, you need to have them complete a W9 so that you can issue a 1099 for tax purposes.
