I know of some in my market...maybe network with some local investors and see who they've used.

A lot of photographers offer a reshoot option. They’ll come back and shoot just a quick update for a lower cost then a full package.

I use Ownerrez and it can do a lot of those things.  Thermostat we manage through Nest via app on phone, or have cleaners check the settings during a turn if it is a non-automated thermostat.

We put TVs in every room. Makes the place more appealing and isn’t too expensive. We put a cable box on the main TV and then stream to others. 

Get a professionally licensed property manager who knows the area. Best option! 

It sounds like those listings you’re seeing have blocked calendars. Maybe they are only offering 3 months of availability at a time. Booking pace is starting to pick up. We are closer to 2019 then we have been in awhile. 

I think the people struggling are self managing in a market they don’t know. In a lot of cases they bought something and put it on Airbnb…the end. So you’re right, there are some touches missing.
