It might make sense for you to test it out on a property you already own. Just ensure local regulations and licensing laws are followed. Then if it works well you can scale or enter other markets.

I am currently using Charge Automation to collect data. I primarily use Charge Automation to send a pre check in link from which they can directly purchase upsells like pool heating and early check in. But a dual function is that they have to input basic personal information during the check in process. Which is nice since Airbnb does not provide their actual email.

@Leslie Anne Morris Is this a VA you hired for this purpose? Does your employee also design the marketing template and write the content or simply automate everything through MailChimp?

@Brooklyn McCarty  Let me give Canva a try. I can use ChatGPT to write the content and I can set up the automations myself through MailChimp. Its more so designing nice marketing templates that I was looking for help with.

I attached a picture of a template i had somone from Fiverr create. It’s good but i think it can be better.

Yep. Not a true VA. $20 per hour employee that tracks her time. She creates it all with the help of her manager.

I have an employee on my team do the emails and she uses Mail Chimp. Maybe try hiring again.

Schlage Encode can also integrate with your property management software and allow you to automate setting locks for each stay. 

Pretty much everything you want would be accomplished with Ownerrez - however it is a huge learning undertaking!  Cost effective and gets the job done well, but takes a lot to learn it.  It does have a Wordpress plugin based website as well for direct booking.

Agreeing with what most have already said.  With a 1 bed the numbers are hard to hit or pretty tight, particularly when you include property management.  Honestly, 20% is low for our area.  Happy to talk further later this week, I see you reached out directly.

Ouch!  Insurance is key.  I had a drunk driver hit one of my personally owned cabins recently.  Could've been a lot worse then it ended up being for sure.
