If you’re strictly talking Airbnb it is a new listing boost. It would be that coupled with your pricing / photos, etc. Once you have 3 ratings you may trend further. After that it’s up to you and your marketing strategy.

If you're planning to scale I'd get a good PM. If you get a PM then you're passive and not active.

Some insurance companies would give you an opinion on it (for example Proper Insurance). Can you have someone who is licensed give some options with quotes? Personally, I’d be looking to move away from that spiral completely.

AirDNA has become more conservative lately. Get a good team in your target market and they can plug you into local data.

VRMA is going to be geared to legal licensed property management companies. If you only own one or two units I'd recommend STR Wealth (but it's sold out this year) and BP Con in general is very good.
