Not worth the time to do the air duct cleaning, just have the HVAC unit serviced and cleaned, and insure to install a new filter. Most times your problem is because your old tenant or current tenant has removed the filter, or never changed it. Thing's get back, and the unit will start having problems because of this. It's good to check filters and service the HVAC unit on turnover for this very reason.

From time-to-time, you could have a really bad tenant that sweeps dirt into the floor vents. Remove the floor vent and see if there is dirt and trash piled up, if so, take the shop vac to it.

 Agreed. Here in Virginia, I think they stopped adding people to the program back in 2003. People who have it, are clinging onto it for dear life. Their lifestyle can quickly roach a property. It's not so much about getting your money, but keeping your unit up to par. If we do get them with a portfolio we buy, we only hang onto those leases for as long as we need to get the portfolio upgraded.

I've been buying BC/ETH/LTC whenever they take a large drop, then selling them on a high point. If they crash, I'm out of the $200 I started with, until that day, I'm winning. Guess I could just withdraw $200 and never lose 😂

Every state is deferent. I read the document posted by Chad, seen a reference to the section of law on personal property owned by tenants, so I just searched the state name and that law section in Google, then did a document search for personal property and found it.

 I was interested in reading up on it, so I did... the above link does not have the answer he seeks. You can find the law here: https://docs.legis.wisconsin.gov/statutes/statutes... See 704.05(5)

"If a tenant removes from or is evicted from the premises and leaves personal property, the landlord may presume, in the absence of a written agreement between the landlord and the tenant to the contrary, that the tenant has abandoned the personal property and may, subject to par. (am) and s. 799.45 (3m), dispose of the abandoned personal property in any manner that the landlord, in its sole discretion, determines is appropriate."

Looks like he can toss it!

Ignore him. If he wants to test the process, tell him he can find himself with a judgement for rents due real quick. That normally does the trick!

Have a *licensed* HVAC tech look at the unit, not your handyman. If they give it the thumbs up in writing on the invoice, not your problem. Older people have decrease circulation, they start to always feel cold as they age.

Hell no, don't stop. This is the best time of year. The taxman cometh! We do most of our deals at the very end of the year. December gets crazy. Last year I was signing deals the night before Christmas. We are sending 8k-10k peaces a month right now.

We find scheduling everyone (unknown to them) at the same time for viewing a rental, does the trick... 3,6,10 people looking at a house will get people pulling our agents aside offering to pay higher rents if they get the house.
