Congratulations on graduating!

There are many ways that you can get into real estate without going through a bank and getting a traditional loan. Creative finance is a great way to get started. The way that my husband and I learned about these options was from Pace Morby on YouTube. I highly recommend watching his videos to learn more about this! It will bring you many more opportunities if you can master creative finance.

HI Annett,

One way that me and my husband found a TON of off market deals was by driving for dollars. We would spend nights and weekends driving around Boise writing down or pinning addresses that were distressed. For example, look for homes that have tarps on the roof, bad paint, lawns that haven't been mowed, trash in the yard etc. From there we would cold call these people and ask them if they are looking to sell. It's a lot of work and sacrificing time but it has given us so many opportunities!

Hi Stephanie! 

If you are primarily looking at just investing and are not interested in representing buyers and sellers I wouldn't recommend getting licensed. 

I do have some good resources to help you learn more that won't cost you any money. On YouTube, there are two people that you can learn so much from regarding flipping, and finding properties to buy and hold. Look up Pace Morby and also Ryan Pineda. I've learned a lot about real estate from these two people and I'm sure these would be great resources for you as well!

I haven't done a lot of work with HELOC but I work alongside @Corby Goade who uses them all the time to take out money to invest into other properties. Reach out to him to get more insight as to why using a HELOC is a great way to get funds for other investments!

Hey Jesse, 

A lot of people roll over to self directed IRA's(like you mentioned) and invest privately with investors or funds. I was in a similar situation and decided to cash mine out to roll into real estate. I think your current age, experience, and goals are major factors.

Is your goal to build wealth or passive income you have access to today? Are you active in real estate now? What would be your plans if you cashed out today? Would you be fix and flipping? Buy/hold? The great part about real estate is there are thousands of ways to make money. I think it ultimately depends on the person, what their goals are, how active/hands on they want to be, etc.

Hey Mikey. That seems very strange that there is no deed holder or liens on the property. I've never heard of that one. 

As far as the tenant goes... typically going to them and offering "cash for keys" is a good way to get them out quickly and help them to their next destination.
