Hey Claudia!

I just wanted to reach out and give you some advice on how to find good off market deals for wholesaling. My husband and I started out by driving for dollars in our area and using deal machine to pin distressed properties and then from there we would cold call the owners to see if they would like to sell. 

If you have the time, take the weekends or evenings to drive around a little bit. It really paid off for us!

Hey Kevin!

I'm not sure if this will be much help but have you thought about selling it and investing that money into a market that is not rent controlled and is more landlord friendly? 

I know a lot of investors are going to markets like this because it gives them more control and flexibility on what they want to do with their property. 

I'm willing to discuss further if you're interested at all in this conversation.

Hi Mia!

I think it's definitely okay to ask the realtor to present seller financing to their client, the worst thing they are going to say is no. 

Another way to do it would be to skip trace properties and call the sellers directly and offer to buy their home on seller financing. There are definitely people out there willing to do it, it just takes a little bit of digging to get there.

It can definitely be challenging in these beginning stages trying to learn it all and understand what you can do in real estate. 

I want to recommend a YouTube channel for you and your wife to watch that will teach you some amazing ways that you can make money in real estate without paying off a single home. 

Look up Pace Morby on YouTube. He has a ton of great information on there that shows you the ways you can do this without any money.

I think reaching out to our Buyer leads and informing them is a great idea! The media tends to scare people and make them believe that things are actually a lot worse than they really are. Not saying that the economy is getting hit hard because it is, but once prices start declining a little bit more I think our buyers will have a better shot at the game.

Hey Jeff!

Have you heard of Zinspector? It's an app that we use to do move-in and move-out inspections. It works very well to document everything and makes it easy to determine what kind of security deposit tenants should be getting back. Just wanted to share that resource with you!
