Hi Jacquelyn,

Typically as an agent I am more on the conservative side when it comes to listing my properties. It doesn't always look so great when you have to price reduce a home because it's over priced and is not selling. When you use the lower list price you get more eyes on the property which in turn can help bring in more offers! You are probably better off listing your grandmothers home in the 1.1 range.

My husband and I have had the best results using propstream for skip tracing. Another great app to help you find distressed properties and owner information is using DealMachine.

Hi Mowafak,

Another resource you could use would be networking with an agent in your area. It doesn't cost you anything to build a relationship with a real estate agent who can help you find compatibles in the area. The only time you're going to spend money on a real estate agent is if you are selling your home.

Hey Kyle!

Have you thought about driving for dollars? It will definitely take a little bit of your time but basically you can drive around and find distressed properties that look like they aren't being taken care of. 

My husband and I found a ton of great off market properties this way. You can use apps like deal machine to find owner information or do it the old fashion way and write down the address and then skip trace later with that data.

One tip I have on finding good off market deals is driving for dollars. That is how my husband and I started and it brought us a lot of great deals!

Hey Brittany!

One way that we have found a lot of private money is through the old school way of newspaper ads. It was hard for me to believe that this would work in our new age of technology but it actually has! 

I also believe that if you continue to engage a lot here on bigger pockets you will continue to network and meet people from all over who may eventually want to be a private lender for you.

Hi Ronak!

There are a lot of markets right now that are seeing great appreciation as well as cash flow. 

Here in the Boise market we had most of our investor clients see up to 20% or more in appreciation last year. We are also seeing astronomical increases in our average rent rates for both Ada and Canyon counties which helps bring in higher cash flow for our home owners. 

Again, there are many markets right now seeing these kind of numbers and inventory is definitely low. You may want to research a few other areas but I though I would give you some insight as to what the Boise market is doing.
