Hey Jillian!

Don't be afraid of hard money loans, really the only difference with them is that you are typically paying a MUCH higher interest rate than you would with a conventional loan. 

Another way you guys might be able to get into real estate without a lot of money down is by learning more about creative finance. 

We learned almost all that we know about it through Pace Morby on YouTube. Look him up! You guys see that there are many other ways to obtain real estate than with a traditional lender.

Hey Jason!

Whether or not to do single family or multi unit property depends on how the numbers pencil. I have talked to a lot of people that wish that they had just skipped single family and gone straight into multi units. However, if you start small with single family I believe it will help you learn all of the ins and outs of investing. 

As far as seller finance goes, it is out there and it will likely be more prevalent with our market heading in the direction it is. The thing about it is usually you have to ask if people are open to the idea. They usually aren't going to suggest it to start.

Hi Ian!

My strategy for when to list is to put the property as coming soon on the MLS on Monday and then have it go active on Thursday. This has always worked really well for me and gotten more eyes on the property prior to going live.

Hi Siddharth!

Congratulations on getting your license!

I would say some of the best ways to work on getting lead would be to utilize your social media pages. You want people to know what you're doing so post at least 1-2 times a week. This is a great way to get your sphere involved in your business.

Also, engage on bigger pockets and the forums often. I've met a lot of clients on this platform that want to invest in my market.
