Hey Matt!

If you're looking to buy an off market deal and want to negotiate a fair price, I highly recommend as the buyer you offer to pay closing costs and any commissions.

This is what we do in our business and we've been pretty successful in purchasing off market properties because of it.

Good Luck!

Hey Brady!

My husband and I have used creative finance for all of our homes except our primary.

You don't pay the bank, title will typically set up servicing through a servicing company who handles the payments to the seller. It took us a while to understand this but once you can grasp the concept it's a pretty big game changer.

You could always look into joining Pace's mentorship "SubTo". We are part of that and it's amazing!

Good Luck!

Hey Jimmy!

It's always great meeting like minded individuals. I LOVE your families mantra!

If you're looking for a good mastermind and amazing community to join I would look into Pace Morby's SubTo mastermind group. It has completely changed our lives and really helped saved us some time in increasing our portfolio.

Hey Bryce!

We use Tenant Cloud.

You have the option of paying for upgrades but you can still have tenants pay online for free. They can also submit maintenance requests on there as well. It's been great so far!

Hey Bryce!

There's a system called Tenant Cloud that I use for your rentals. It's free and you can do ACH payments through it, receive maintenance requests, upload leases etc. I really like it so far and for someone who is just starting out it might be a good tool for you!

Good Luck!
