Hey Monte!

It's definitely good that you cross referenced the sellers information. Every seller thinks that their home is better than every other home and will likely say that it is worth more and brings in more than it does. 

I suggest reaching out to different real estate agents, property management companies, vendors, etc. to get a good idea on the market stats in different areas. It sounds like you have a good idea on how to find market information but it's great to know people that are well experienced as well to help educate you and the seller for that matter.

@Beth Blankenbicker I don't know too much about South Carolina or Georgia but we are also looking at buying some investments in Florida!

Hey Alexander!

Start by either reading or listening (Audible) to real estate books. There are a lot of great ones to start with... "Rich Dad Poor Dad" "The One Thing" "How to make Friends and Influence People" etc. I also recommend watching Wholesale Hotline on Youtube, or Pace Morby on Youtube. The Bigger Pockets Podcasts are all really great to learn from as well. There are so many ways for you to get a free education while you're still young! If you can I would also look for a mentor in your area and see how you can provide help or value to them.

Hey Jacqulyn!

My husband and I have done most of our investing through owner finance/creative finance. In todays market especially, I think it is a great way to build your portfolio without having to jump through the hoops of getting a conventional loan. There's a lot more work that goes into it but it can be a great strategy with great returns!
