Hey Justin!

Driving for Dollars might be a quicker and more efficient way to find off market deals to wholesale. This is how my husband and I started out. Deal Machine is a great tool that allows you to pin distressed properties and will give you owner information and you can skip trace them from there. Just throwing another suggestion out there that might help you get some deals going!

Hey Cait!

To really expand your real estate knowledge and to learn different avenues of real estate I would look up Pace Morby on YouTube, Max Maxwell, Brent Daniels and Lauren Hardy. All of these people have ways to obtain real estate without using traditional avenues. It doesn't hurt to know all of this while you're starting out and wanting to learn more about investing.

Hi Gurjot!

My team is based in Boise, Idaho. The last 5 years a lot of our investors returns have come from appreciation rather than cash flow but the return is appreciation far out weighs anything they would get in cash flow for the year. 

With this current shift in the market appreciation may not be as high but will still continue to climb. 

I mainly wanted to reach out because we do have a full "turnkey team" and keep it very hands off for our investors. We have all of the contractors, property management etc. lined up. If you ever feel like jumping on a call to discuss our market more and meet the team I would be happy to set something up!

 David Greene's book SOLD is a great one to teach you tactics on how to be successful in this industry. If you're looking for investor clients I think if you continue networking and engaging on BP you can meet a lot of potential clients that way. :)

I was not in real estate during 08 but it's great to learn from people who experienced it and hear what worked best for them.
