@Alexi Schreier Yes, the Comal Hays REIA is still active. I think they are a little short-handed in getting website updates done, but there is a facebook page, a meetup group and an email list to which they post meeting notices. I'm not sure if I'm allowed to post that info here, but if you PM me, I can send it to you.

@Eliot Liples There are several educators in the land flipping space, most of whom also have podcasts in addition to educational material. @Seth Williams, Land Academy, the Land Geek, Jack Bosch (not sure if I got the spelling right), Casual Fridays REI, to name a few. Each has their own different spin on land flipping.

If you are looking for free resources to get more info, in addition to the podcasts, I’d recommend you check out Seth’s blog https://retipster.com/. He has a ton of really good, free content. On Episode 14 of his podcast (https://retipster.com/ret014-e...), he did an interview with EB Farmer, who does a lot of subdividing. You might check that out if that is the angle you want to pursue.

Do a google search for “Armando Montelongo lawsuit” and you will see that there have been several lawsuits filed against him by former students who felt they had been ripped off by his program. I don’t know if any of these suits were actually successful, but the fact that he has been sued so many times would certainly raise concerns in my mind. Buyer beware.

@Scott Mac For what it's worth, I found out at the meeting that rent control is not legal in Texas. Otherwise, I'm sure many cities would already be doing it.

@Scott Mac I posed your question to @Mike Walker, who is more knowledgeable on this subject, and here was his response:

It can mean >
1) market rent for those in need of workforce housing (usually density designed floorplans)
-- or --
2) concessions made by the city planning department for investors developing housing , based on a renter's household income. An example would be fewer parking spaces required, per zoning regs.
Abby will explain how the city has options designed to incentivize development with investors. 
I wouldn't compare the new initiative to existing rental properties in cities that have traditionally regulated rent increases via a municipality's control (eg NYC).

Comal Hays REIA - September 2019 Meetup

GUEST SPEAKER - ABIGAIL GILLFILLAN - CITY OF SAN MARCOS PLANNER

An overhaul to the City of San Marcos Residential Development Code was adopted in April 2018. A year has passed and the city continues to transform with commercial projects under construction. Multiple lofts. A thirteen story mixed use skyscraper called Concho Commons. New retail, restaurants and road improvements are happening within walking distance of the square. But, what about Code SMTX?

City planner, Abigail Gillfillan, spoke to the Comal Hays REIA back in June 2018. Her presentation explained the major rewrite of the decades old residential land use code and new options for denser development.

Come join us for this month's meeting, as Abby will update those in attendance on the code's success, changes and new initiatives the city has launched. Here are some of the highlights she'll discuss >

Abigail Gillfillan graduated with a Masters Degree in Public Administration from Texas State University in 2008. She is currently employed as the planning manager for the City of San Marcos where she led a four year project to adopt the new Land Development Code.

Yikes! I did a JV with Jay on an NPN a couple of years ago. Returns weren't quite what was projected, but we did make a profit, and I did get paid. Guess I was one of the lucky ones. Lesson learned to do a better job of vetting potential business associates.
