Pros / Cons of flipping a Single-family, or a TH/Condo? What has been your experience? Is one better than the other? In what circumstances? (I primarily do Single Fam, thinking about going into TH/Condo but not sure the stretch is there.

I am super late to the game here, however wanted to share... 


I purchased a house that had just this all over the entire place, Plus smoke smell and weed smell :) It was horrible. I used layers of Oil Based Killz paint on the whole place. The house smelled BRAND NEW! I lived in it for a couple of years and my dog didn't even pee inside (And he is an ******* that would) :)

Meanwhile - Phoenix is a hot sellers market. I sold my last house in March waiting for the bubble to burst. They just announced that Mariocopa is one of the fastest growing counties in the US. People are flooding here from places like Cali, Chicago etc, and I am considering looking to do another flip. Thoughts? Anyone in my area? 

Hello, 

I am just getting into investing on my own here and found a property that I believe would be great.  Just as I was about to put in my offer, BLUEGREEN the timeshare from hell that I have been fighting, plopped on to my credit. I now cannot get a loan because it looks like a charge off I am disputing. My credit was 730 and I have prime rate on my vehicles and make decent money.  I am fighting it, tried working with them and am now going legal. (Deceptive sales practices, I can't even use the thing etc) 

Problem is I DON'T want to lose this property. It is a rare opportunity in that it is listed as 2 residences but secretly has 3. Main house and a guest house that is split into two (one doesn't have a kitchen yet, but a perfect spot) I would likely live in the one without a kitchen while I fix it up and rent out the other two. Until I get ready for the next, I could live for free and cover all expenses plus some. Then rent out the 3rd once zoned and make very good positive cash flow on it. 

I am desperate for lending options for this. It is a rare opportunity in a booming area right now. Any ideas?? Anyone know of Private lending? Anything????

Welcome to Biggerpockets! I am in the Phoenix area as well and my aunt is a realtor. 

Maricopa is a rather general area, Phoenix itself is so pocketed that in one block properties can be 50k and a few blocks down they could be 300k.  Is the property in a nicer area of Maricopa?

Well I severely detest the cold, so as you can imagine, I am loving it! Nice weather most the time and lots of opportunity! Much easier to do a flip when you aren't walking around in the bitter cold. :)  I have already learned quite a bit being on Bigger Pockets and plan to go Pro soon.  It really has helped bring what I did back in MN (running the construction side) full circle with the investing side. I am glad I have the experience now! Hope you are loving it. Stay in touch!
