If I'll try to buy houses out of the ordinance only it will reduce the number of prospects tremendously.

Look at the link I posted above, it mentions most of towns we were looking into as a potential locations.

Could it be that in some municipalities regulates this ordinance differently? Could it be that some neighborhoods in a certain town will be under the ordinance and some won't? i.e. Englewood regulates rent control only for substandards units: http://ecode360.com/13859725

Hello everyone

I would like to hear some experienced New Jersey investors in regards to the rent control ordinance.

Is this something you even consider before picking up location in NJ?

Is it really a hassle?

How strictly is it enforced?

@Kevin Hill I realize this, but unfortunately I can't commit for managing properties unless they are 30 min from my residence.

I'm running a startup company and doing the REI as a part time.

It seems I need to expand my networking with property manager in other counties in order to have more prospects.

@Kurt Naletko welcome to BP!

I'm a newbie myself just started looking July last year. So far succeeded to put my hand only on a 2 unit multifamily in Bergen county.

Bergen county taxes are deal killers except the one I noticed: Englewood, Hackensack, Garfield.

I would love to hear other Bergen county investors thoughts about this.

Keep me posted how it goes for you, I would love to share thoughts.
