There are deals in Bergen county that will apply to the 1% and 50% rule, you just need to be very patient and learn the market.
It would be hard to scale in this market since there aren't a lot of deals that will fit those rules. So if you planning having this your primary business I agree you should go south to Essex etc.

I am working on this app for the past couple of months.
I am scrapping the NJ MLS and using rentometer to get the rent comps.
Unfortunately I'm forecasting some legal issues with the MLS since I've been blocked several times already.
Never tried padmapper.com before. going to give it a look.
But I love the idea and find it very useful.
I would share the service with you, but I'm focusing only on NJ market at this point.

@Marvin Song so far Englewood is working great for me.
The neighborhood I invested in is Tenafly Rd / W Hudson Ave

The biggest problem is that there aren't a lot of duplexes coming out to the market.
The taxes are quite low and the neighborhood is safe and pleasant.
You can try looking also into Liberty-rd area, though I felt personally a little less comfortable going to that area.
If you have kids and you are planning to live there, bear in mind you will probably need to consider private education.

I am using http://www.transunion.com/
You can get alerts about any credit inquiries and lock your credit so no one can run an inquiry on your credit without you unlocking it first.
They also provide tenant credit reports etc

I'm quite happy with Englewood, Bergen county. I'm focusing on MFs.
The taxes aren't too high like most of northern jersey.
Two main things to consider:
1. Make sure you are looking into the safer neighborhoods.
2. The biggest problem is the fact there aren't much deals coming out but its definitely a good place to track.

I might be naive but I find it really hard to believe that someone would fake his driving license, social security card and greencard, pay stubs etc.
What service are you using, I might give it another try with a different service.

Hi guys,
I'm trying to run a credit check on www.mysmartmove.com for a tenant I inherited but no matter what he can't answer the security questions correctly and his report request is constantly being denied.
He already showed me his social security card, greencard etc. but he just can't get those answers correct.
I called the service customer support but they can't really help.
Did anyone ever experienced such an issue? What other alternatives do I have in order to run a background check?
