Ok boys, play nice! It's good to educate people to the great opportunities for investing here in OK but let's not ruin it with those ugly political comments! Thanks, Jeff for sharing some great info for those of us here and others who are considering getting into our market. I do agree that the rental market here in Tulsa seems to be cooling lately, as I have 2 investors who have properties sitting out there for lease. I am monitoring closely!

Hi Stewart! I watch the foreclosure market pretty closely here in Tulsa and can share some info if you like. I just went to the sheriff sale here in Tulsa about three weeks ago and bid on a property for some clients of mine. If you know where to look, you can determine what liens are in play on the property you might be interested in. I am learning along with these clients, as I haven't bought a property from the auction/sheriff sale myself yet, but I have purchased from the bank/Fannie Mae after the foreclosure is completed.

Lucas, I work with @Heidi Hughes and she is a BP regular. She has several single family properties, in a couple of areas, and is would be a good person for you to connect with. She is in California, with family here, buying long distance.

Hi Lucas! It sounds like you have done some homework about the Tulsa market! In my opinion, Kendall Whittier is a great option for investors; it is benefiting from the resurgence of downtown and the support of TU, plus Capital Homes is building a ton on new homes that is helping to turn the neighborhood around. That being said, there are still plenty of opportunities to buy low and rehab, if that is what you are thinking. There are plenty of old, character apartment buildings, but they don't come on the market very often and get snapped up. You might be able to find a duplex or triplex, but it will likely need work. To answer your question, no, it's not too late for Kendall-Whittier. If you want close to downtown, there are great neighborhoods a bit north and west of downtown, with some great old homes. Look into Crosbie Heights and Owen Park. They are very close to downtown and starting to take off. Good luck!

Absolutely agree! Tulsa is attracting out of state investors like crazy, for good reason. There are bargains to be had

and I look at properties that I could hold and rent, or flip. I might decide to flip a SFR instead of renting, depending on the

market, but the beauty of Tulsa is there are still plenty of areas where you can do that.

Hi guys, I haven't followed the OKC market for a few years, but here is a link to Oklahoma home data, from the Oklahoma Association of Realtors.  http://okrealtors.com/housingdata/

Anyone can look up actual numbers from state realtor association sites, but to be fair, Zillow is pulling data directly from the MLS now, so their data is more useful than it used to be. Here is the link to the Tulsa data:

Preston, I might do that! It's a hazard of the job, since I am an agent as well as an investor. My family tells me I have Real Estate ADHD, we'll be talking and them I am like "that one looks like a foreclosure, let's take a closer look!"
