Most of my concerns have already been addressed on here, but one more point I would make. You have used your full name and stated that you don't want to rent to disabled persons, so that is now searchable if any tenant should ever start looking. Please be more careful in the future, so you don't open up your investment business to legal trouble. Good luck!

First, do you own a home now? How will you finance the purchase of your investment properties? Talk to some lenders and find out where you are as far as financing. Drive around, learn about areas where you might want to buy property. I would recommend getting an agent, that is investor friendly, so you can have MLS listings to analyze. Zillow and Trulia can't tell you everything, even though they are a good resource. Read lots on here....lots of good info and advice from people all across the country on BP. They can help you avoid some costly mistakes. Good luck!

I agree! There are still some bargains to be had so BA is a great opportunity right now. I am advising
my investors to take note, There are some new builds going in that will drive up the prices. Another
Cherry Street- type option for the young professionals, in my opinion.

Hey Mike B, I have recently bid on Hudson and Marshall and was the winning bidder, lots of contact with their team. Previously, I bid on Auction.com and never heard a word after the auction closed. Only know another person got the property because I say the home being cleared out! How was your experience on Hubzu? I have heard from other agents that Hubzu was a nightmare to deal with.

Alex, I would assume that you were the 2nd highest bidder. I recently bid on a property and never heard a word from the auction. It depends on the company, maybe, but I doubt that every bidder was held as a back up. I have submitted offers for buyers on short sale properties as back up and didn't hear then either, just was when it closed. Hope this helps!

Hi Andrew,
I took my Oklahoma licensing course thru RE Express and and had no problems. As with many online courses, there were some glitches, mostly with differences between national rules and Oklahoma laws. I passed my test the first time and found the course very easy to complete, while working a full time job. I mainly did it because I wanted an online option and also because I found a Groupon for it, and saved some money.

Hi JoNell! Welcome to BP! I am currently with McGraw and have done deals with a wholesaler, with my broker's blessing. I haven't really worked at a smaller brokerage, but they might be more open to the wholesale concept. Things are changing in the RE world....Good luck!

If you are looking at that situation, contact the owner and offer to work a deal. They might be interested in saving their credit and getting out from under the looming foreclosure. There are people out there who specialize in buying homes like that, and letting the owner stay on as a renter. There is a "good deed" component if the number work, you get a property below market with a renter in place. Of course, some of the properties are run down, so be careful.

@Jonathan Beemer Remember, over four units will usually fall under commercial instead of residential, and need more of a down payment. And with VA you will need to live in the property...My husband is retired Army and I was talking to a lender friend the other day. I was hoping to use his VA benefits to buy investment property myself, but no dice!
