Hi Cheree, I invest in Tulsa county, and have considered Washington county recently. I work with several investors as a realtor, so I watch the market closely. There's a quadplex in Bartlesville that is tempting, if you are considering multi-family properties.

Erin, I work with several investors from California, who are investing here in Tulsa because of the challenges of the California market. As an investor myself, I agree it is scary to invest in areas you don't really know, but having family in a market is a giant plus for you. I own property in south Texas, and don't have friends or family there, but we visit there frequently so have learned a lot about that market. Find someone you trust and they can be your eyes, whether it is a family member or a realtor.

Hi Aaron! A half acre in town should be pretty easy to sell, depending on what part of town. I can reach out to some other realtors and see who has a client looking to build, if you want to share the area or pm the address. Realistically, those are some pretty pricey cities on your list so buying might be tricky, but the plan sounds cool. I own and manage Airbnb property in Tulsa and it can be very lucrative. Hi Jordan! Yes, the June action is for the property, not the liens. Many of the listed properties are vacant lots, since they are in neighborhoods where there are homes in disrepair and have been torn down. Some of them only have the legal address, not a street address. It can be confusing! I have been tempted to bid on some of the properties, and have seen some that were purchased at this sale and been flipped. As with any distressed property, there are bargains as long as you do your homework first.

The Sheriff Sales have some good properties, but due diligence is key. If the property has liens against it, the buyer usually is responsible for clearing them. A buyer can look up the tax records and try to determine fair market value, but unless it is on the market for sale, it can be tricky to make informed decisions. A realtor is helpful, as we can find older listings that can shed light on the property. Many times there are photos, age of roof or HVAC systems, state of kitchens and bathrooms.

Joseph, there weren't that many properties on the list when I checked last week, compared to previous years. What I have seen, is the better properties tend to get pulled from the list before the auction gets started. There are some bargains, but you have to put in the time looking up addresses and records. I have gotten excited by a couple in the past, and the owners paid their taxes just in time so the property didn't get auctioned. Here in Tulsa, it looks like you have a couple of years grace, so many people pay their taxes every 2-3 years. I hope this helps!

Hi Joseph, 

Are you talking about the Sheriff Sale foreclosure auctions? Or the June tax sale where the county auctions properties that are delinquent on their taxes? I have some experience with the Sheriff sales, and have monitored the Junes sales for several years, but haven't gone to one yet.
