Thanks for the great responses guys. I agree with everyone mailers definitely got calls.

I sent out 500 yellow letters and got like 16 calls. Mostly everyone that calls back is curious and looking for retail. One person did call and was motivated but I don't know if there were any buyers looking in that area as it got really beat up from Hurricane Sandy. It was one of the towns like breezy point which was destroyed :(

New York is a tough market and different then any other so I hear. I mean I have no way of knowing because I don't know what its like to be in other markets...

Hi everyone,

I've been using craigslist to market for motivated sellers, with a simple we buy houses ads. But, I don't seem to get any motivated sellers to call.

I'll usually get other investors/wholesalers and sometimes real estate agents.

I guess its not bad to have other wholesalers/investors call you, because they sometimes do have some good deals...

What do you guys think of this marketing channel?

Its great to ask here because everyone is in a different market...

Keep on going Richard. We all have different comfort zones. I'm still fairly new but was really nervous about talking to sellers. After about 20 calls its much easier. I'll never forget my 1st call it was a disaster, LOL.

I have some new obstacles I need to tackle now, like making low ball offers and getting properties under contract. I guess it happens one step at a time :)

I am also in the process of ordering bandit signs. The difficult part I find is to find a route and all the spots. I guess just need to record everything on a map to make it easier for future use so you can pay someone to do it for you later on.

Hi all,

So I've thought about this and heard from other gurus that you should have 2 separate websites for wholesaling properties. The 1st should be your lead capture of sellers and the 2nd should be one to post your properties on.

I'm guessing a seller wouldn't be too happy if he saw you posting his property on your website for a profit. Right?

However, i see some of the big names like onehourhomebuyers.com or even the gurus from fortunebuilders - cthomesllc.com and others have them in just one website.

Is this the smart things to do?

Or should it be two different companies/websites to handle two different target audience?

Thats pretty much what I was doing Seth, just asking the same question over and over and till I got an answer that satisified me.

So I finally got a straight answer. It seems here in NY you do need the attorneys to contact each other and thats how it goes under contract. After I negotiate a price to purchase house I would ask seller for his attorneys contact details and pass it off to mine. Then they deal with it between them. Well guess that answers it for now... Hopefully this helps someone else here doing wholesaling in New York.

Thanks Ned, I guess I figured that. I do believe I have a contract I'm comfortable with. Just need to figure out how to fill it out correctly :)
