These numbers don't add up. If the ARV is 100k and you are purchasing for 65k with 5k in rehab, profit should be around 20k after sales & holding costs.

As an investor I would not want that deal if you were keeping 15k and I was only making 5k.

If you meant as a wholesaler you will make 5k, with the remaining est 15k profits going to me as the investor, yes I might look at the deal.

Just a note: I've heard both yes and no's on this. Title company stated they can't open another escrow in their office until the deposit is handled, but the seller is permitted to open with another office or title company.

In the state of California....

We have a cancellation signed by both parties. Both buyer and seller agree to cancel, but do not agree on who deposit will be released to.

In this case, if both parties mutually agree to cancel the contract but deposit remains in question, can the seller get another buyer into contract on the same house?

I wrote 8 offers yesterday afternoon and was done well before dinner. It does not take 3 hours to write up an offer. Also, you are the buyer, YOU decide what you want to offer. This agent saying it won't get accepted it totally off base and not for her to say because she doesn't know if that's what will happen.. It sounds like she's not the best fit for you. I would find a more investor friendly agent who understands how investors work and know the benefits of working with one.

As Taylor said, the MLS is a good place to find deals. Get yourself a good agent who knows how to locate deals. They can write the offer and get paid a commission in return. This is essentially a free service to you, since the seller pays the agent commission. It's nice to have a good agent on your side. If you plan to flip and you let them list the properties, it's likely you will form a good relationship and the agent will call you first if they have or know of a good deal.
