Hey all! Been awhile since I posted and glad to be back.

I have extensive experience on short term holds and am now looking to get into long term holds, specifically vacation rentals Airbnb/VRBO etc.  I’m open to buying in ANY area.  I have some areas that seem to be good potential, but its a bit overwhelming when I have no experience in any of those areas.  Who currently does short term rentals of this type? How did you start, how did you choose your area? Did you start with your hometown? I live in Key West Florida which has outrageous property prices and even more outrageous insurance and it wouldn’t be smart choice to start. If you didn’t start in your hometown, what made you buy in the city you decided to purchase in? 

Any advice you can give to an experienced flipper transitioning into the vacation rental world? 😁

Who is flipping in and around the Atlanta area? Let’s talk about it. I’m researching the market there. What are your average returns? How are DOM on your flips when you resell? I’d love to hear some of your experiences in this area and how this market does for you. Do you have any experience or what are your thoughts on the Stone Mountain or South Forsyth areas?

Hello bigger pockets! It's been a long time! 

I am seeking private money to fund acquisitions on future flips.  I'm looking for 100% of acquisition cost while I pay for renovations, points, and monthly payments.  We will have a contract and you will be in 1st position.

So far there have been some surprisingly clean houses.  Esthetically move in ready! The areas are also decent.  Maybe not the best, but not the 'ghetto' by any means.

Hi all,

I've been flipping for the last few years here in Northern California, but im ready to shift some focus to long term holds. I have been looking into buying a couple SFR's around 30k-40k in the Tampa Bay Area. I am familiar with the area as I grew up there, which I feel is an advantage when investing out of state. I have never done out of state investing or long term holds so I'm definitely taking a plunge into the unknown and am a bit nervous. The properties I'm looking at are in decent areas with at least $800/mo in rents. This is an opportunity that isn't available here in California and seems almost too good to be true, but doing the analysis of numbers it's all there in black and white. I think I'm going to take the plunge.

Any advice??? Tips? Things to consider? Anyone in the house from the Tampa Bay Area with experience in this?

I'm so glad I found this post! Here in Sacramento 30k properties don't exist. I'm from Florida and have recently been looking into venturing into the rental market there. I am finding 2/2's and 3/2's 1000+ square feet for 40k and less.  I have my eye on a 32k one and it's surprisingly NICE!!  I'm still a little shocked at property condition, price and rents.  Rents in this area are at least 800 a month, this is a fantastic return.  My problem is I want to leverage my cash and try to finance it.  I've been reading it's extremely difficult to get a mortgage loan for under 50k, does anyone have financing suggestions?
