Thought I would bump this post vs starting a new one since it covers most everything. I'm looking for a money partner to fund acquisitions and rehab for 50/50 profit split. I may have some rehab funds to bring to the table depending on project size. You can take title, we can partner, etc. There are options and I'm flexible with whatever makes the investor comfortable. Either way, we all get paid.

I work with silent investors who provide the capital for 100% of the project. I do all the work and locate the deals, determine ARV, estimate rehab, fully scope project, design the rehab, manage the contractor(s), pick finishes, manage timeframe, budget, etc. I split profits with investors 50/50. Investor who want to invest with me in the Northern California market need around 200-250k. You can invest with less, it depends on the current market and competition.
I think the amount depends on your market and what price points the investors you meet are investing in.

@Justin Silverio we did new roof and all new trusses so we didn't have to worry if it was load bearing

Thank you, this deal was a learning process, and our highest price point listing so far at 650k. I also went a little outside of my normal design box to make this house stand out and hopefully sell quickly. Fun but scary too! Anticipated profits are slightly over 100k. Hard money was used on this one, if all cash was used, anticipated profits would be 130k+. I will update with full actual numbers when we close.

Hello! It's been awhile since I've been on. A couple of weeks ago we finally completed a huge project we took on, and had several learning experiences with. First, it was a cinder block (eek!) house and we added significant square footage, knocked down walls, opened up walls..the whole enchilada. If you know anything about cinder block houses (which we didn't know but thought we did), you know they are not fun to work with. There was also a jackhole contractor a the beginning of this project (who I referenced in a previous post on another project) who wasted a little time, and an architect who didn't seem to understand time is of the essence. Luckily we won't be using either of them again. At last though, we are finished! Projected profits are nice, but I don't like to post that until we close on the resale. Below are before and after pictures, yes, it's really the same house ;)
Unfortunately I don't have a 'before' pic of bedroom but we extended it and added the master bathroom.

Zillow, trulia and those other sites are ok, but not accurate and I wouldn't (and don't) rely on them 100%. All of those sites have delays on status changes, sometimes long delays up to a month I've seen! This is a big deal as the most recent comps are the most valuable. MLS is the most accurate and if you can have an agent on your side, that in itself is worth it.
