Any idea why my website isn't showing up in my forum signature? I have it in my profile under 'personal' in the 'website' section. Under 'forum signature' I have the 'show website address' box checked.
Any suggestions??

If you plan on starting a website for your company, I would search domain names on godaddy.com or ipage.com to make sure something similar to your company name is available to purchase before selecting your company name. It's a personal preference but I prefer the 2 to be very similar if not the same.

I have a potential flip deal in contract that an investor asked me to write an offer on. Funds are now tied up and they are unable close on time, so I'm looking for a SERIOUS cash buyer who likes the deal. This is a traditional sale and I can switch buyers no prob.
In contract - $250,000
Rehab - $35,000 ( I can get it done for this much, not sure of your pricing)
ARV up to $365,000
SFR located in Sacramento area
Profit around $50,000 after rehab & sales costs.
I have pics of the house in current condition. Needs the usual; new paint, flooring, granite, bathrooms, cabinets, fixtures, etc. Has a pool that is clean and appears to be in excellent condition.

The last 4 projects I've done averaged a 16% ROI with average profit of $34,000. Resale price ranging from $190k-$265k.
While I shoot for the home runs I will settle for a base hit....in most cases only if the property is just right. Quick rehab, active MLS area, and a resale price that I know will sell quickly for the neighborhood.

Welcome to the west coast Sean! I have to agree with Joe. I almost moved from the East Coast and while I only have experience in Sacramento and the surrounding areas, I do know investors in other areas and feel 100% that 80k invested in Sacramento would be the most lucrative for that price point. The lower income areas here are both renting and selling quickly as I have personal experience in those areas to speak from.

Oh I only wrote about 50 offers! lol. Okay maybe not 50, but alot!! Got 2 SFR's into contract to flip, closed another SFR and started renovation (house will be ready to list this Thursday) and finally got an approval on a short sale I have had in contract for about 60 days. I'd chalk it up to a decent month!

I've had the same experiences with Gohoming. The most frustrating part for me is the listing agents are virtually unreachable. They definitely outsource the calls to somewhere and the representatives that are reachable are merely customer service agents who have no info on the property other than what is listed on gohoming or MLS.
On one occasion I was able to get a listing agents cell phone number from a rep at Gohoming but it was like pulling teeth.
On a positive note, I do like how the minimum reserve is posted and that I have the ability to view competing offers.

I like to stay at 15% roi or above. If the extent of rehab is heavier and takes longer than usual, we shoot for higher. I have some investors looking for a minimum of 10% simple
