@Lisa Bryant as Robin mentioned, doing deals with little to no capital is tough...There are ways to source deals on a shoestring budget, but when it comes to actually closing on a property so you can actually turn that lead into money, you're either going to have to partner with someone who has money, or wholesale and either assign the contract or use transactional funding so you can double close. This is why most people trying to break into the industry with no money either wholesale or start out as agents.

@Frank N. When I say "closing your first deal" I essentially mean making money on your first deal...Whether it be a wholesale deal, retail flip, rental income, etc...As an example, if you've only got enough cash to pay the bills for 2 months, you may want to hold off on making it your full time job just yet, as it may take more than 2 months to make money when you're just starting from scratch.

I think the decision of whether or not to jump into real estate full time really has to come from you, because it's highly dependent on your financial situation...The South Florida market is quite challenging - how long can you survive without closing your first deal? It could be as little as 45 days with a bit of luck, but could also be as long as a year...
