So 3 months ago I made the leap from full time corporate america to full time real estate agent. The transition has been somewhat smooth;  However my heart still screams INVESTOR more then anything. Are there agents out there that have left the FT 9-5 to work in real estate sales and investing that can give me some success tips. I know I cant qualify for a loan for 21 more months but there are some awesome deals out there!!!

Hello all I have been doing some research as a licensed agent in my own MLS and finding some very nice small apartment buildings for decent prices. I was asking has anyone ever made a small apartment building their first investment?

I am in a bit of a dilemma, I have been pre-approved for a home loan as of a few weeks ago. Now my original plan was to do a live in multi-family 4 plex , but after looking at several properties in my price range it seems that maybe a little harder than anticipated. See I have a 3 month old baby girl and a fiance who isn't too fond of the idea of us living with our tenants. She wants to buy a SFR and live there for a few years. I do not see this as much of a problem since I would eventually turn the SFR into a investment home. The issue I seem to have is burning a low down payment opportunity with FHA and get instant cash flow. I know deep down inside I can still get my investing done, but will have to consider 20% down payments. Can any fellow investor give me insight on their take or how they might have had the same circumstances. Thank you in advance fellow BP's - Phillip

Hey everyone I keep seeing on this site that for most the goal is to leave a FT job and live either of cashflow or pursue investing FT. I just wondered has anyone left a FT job to FT RE sales and used that as your investing tool? I just feel between working FT and doing RE sales my investing is suffering. Please any insight on anyone who may have had this dilemma before. BTW I know I am 26 so I know I got time, but I don't want to burn myself out. Thanks everyone!

I know I go back and forth with this one. I want to live in a SFR but understand this is a very great opportunity to get a multi and if I can get a 4 plex even better!

@Jon Holdman thank you for your response I have been thinking the exact same for a while. I wanted to live there but now seeing my daughter and seeing the properties Its a hard choice to make sacrifice for a year and just suck it or up or get my family into a rental give myself a year or two to buy and then get a house after the initial investment

Hey everyone

So I am in the pursuit of a live in 4 plex but I have a family including a new daughter and I am concerned about buying a multi in not such a nice area for them. I am finding many deals where cashflow is doing $200/ door. The issues however I keep running into Is buying same size quads for 100k more to be in a better area vs buying lower end quads for a smaller price. Since I plan on living in 1 unit for at least a year I figured I would spend more $$ for a better quad. After the year is over I plan to buy us a SFR to live in, but I feel a little nervous by buying a lower end property since I will be living in it with my girls. Prices for nice quads are in the mid 200s vs low end quads of mid to low 100s. Anyone's input or experience I would appreciate thank you!

Kind of in the same boat except I decided to pay off debt that will help me secure higher credit score and DTI %s. I would say take care of smaller debts first and snowball the bigger debts. I plan on using my cashflow to knock down my biggest debt the car payment which I will never get into again!
