Hello BP this is kind of a 2 part questions

  • 1.I am digging though all the feeds and trying to wrap my head around the whole real estate investing formula. I keep coming to the conclusion that I want to invest into Residential properties singles family, multi family and eventually work myself into apartments. One thing that keeps coming to me in the back of my brain is the question “What about Commercial?” know correct me if I am wrong but itsnt apartment building considered “commercial” Has anyone done actual commercial real estate investing and if so is there a better return on them vs residential?
  • 2.I love seeing the idea of 10k a month in cashflow but my mind is thinking BIGGER & BIGGER so is there investors on here that are doing more than that? My plan is for 25k+ in cashflow do you see this possibility? If so more residential or commercial or a mix of both?

Any advice would be great thanks BP community I truly love this site!

@Christopher Gray you have to brother I work a pretty nice job now and thankful for being where I am at for 26, but its no where near where I want to be. I will build a mega empire for myself ! You can too just focus take time to plan and execute!

Glad to see young people like us ready to make these types of moves! First and foremost getting your RE license cannot hurt. I have mine and it has give me a wealth of knowledge that I might of not received anywhere else. Besides the money I make from selling homes and getting listing puts myself into a position to get more properties! Make a plan of attack and go for your DREAMS!

Hello so I have been hearing a lot of conflicting info about these % rules that we use and was hoping to see if someone could clarify between each one and what is one that I should maybe lean on more in property evaluating. Thanks to all of you!

some of these replies are pretty good! I must say I want her to be involved even if its just support which I told her. I make enough to handle the investing alone, but just needed some input thanks everyone!

Thank you all for the responses. This has just been something on my mind these last couple of weeks. I am pumped and pretty much ready to do my first deal within the next few months, She seems like she would want to invest with me maybe not so much on the financial side, but more support. I guess me educating her on what the plan is might be better, but I feel so focused on getting a deal that I kind of pushed her away  from it.  We have no date on a wedding other then within 2 years. So I guess I am just trying to get down the nitty gritty. I have been thinking that I might just do the investing solo, but may have a sign a prenup signed by her but I feel its a cold move ha I don't know my mind is all over on this subject. I feel like I am confused on this topic

Ok so I want to make this quick and simple or at least try. So me and my fiance have been talking about investing into real estate properties together, but she just doesn't seem to interested as much as I am, I known I am going to do this with or without her. So I wanted to see if you many of you do your own investing without your partner. Now we are not legally married so I know I don't have to do a disclaimer deed ,  but do you see this as a problem I may run into if she decides she wants to or doesn't want to invest? 

Should I continue without her is what I maybe seeking and it would be nice to have the support and possible money to help build the portfolio but need some advice! thanks in advance

Hello so I have been doing a lot of reading online about all type of investments. I haven't yet to buy my first investment property, but I am doing some overlooks real estate portfolio. goals. Do many of you see upsides to mixing up your portfolio meaning short-term properties looking for instant cash flow adding fix and flips and holding for long term appreciation or even goals extending further of paying off these properties and holding for long term retirement or do you see if it's better to stick to one of these and go all in and make that the only strategy you use?

I was thinking an LLC would protect me a lot more then just leaving it under my name, but I do work in the Insurance field now and I know its a few more hoops you have to jump through to get the insurance. @Ned Carey
