As I have been looking at properties and seeing what cap rates are cahs flows and appreciations. I get caught up in what is most important to a new investor. I was listening to a podcast recently on BP and the investor stated that new investors start with cashflow and some with hopes enough positive cash flow to replace their current jobs. After an investor gets more seasoned he focuses more on appreciation long term! Is this what some of you have done? Thanks a bunch!

Hello I have been looking at multi units proprieties. I am actually finding many that have multiple mutlifamily homes and duplexes together for instance there was a deal here in Phoenix for 7 units 3 SFR and 2 duplexes as a packaged deal on the same lot. They were asking 265k and have a cash flow of $4800 a month. Do these type of properties seem to be too much going on for one deal or does a deal like this pay ?

 I agree 100% with you I live in the Metro Phoenix area so not sure if it matches with NY, BOS, DC, SAN FRAN would be the same , but multi family is where I am thinking I will buy first. I just seen a 4 plex for sale and 3 units are already occupied.

 you are right man I know we actually have been talking a lot more about duplex, but I do no I want to diversify our plan into several avenues.

 I love your response! I was thinking the same just keep saving learning and then when she is ready as I am ready we can maybe make not 1 purchase but maybe several

@Josh CaldwellI would like to do that, but my wife doesn't and we have a new born don't want to deal with neighbors and a new born you know but if I invested I would definitely go the multifamily route vs SFR

Hello just a beautiful day here in Arizona! I was wondering if you some of you might have started investing before buying your own home first? I am on the fence on buying a home first or just going for straight real estate investing. I live in a highrise condo and my wife is pretty happy being here right now, but have you done investing before buying your primary home?

Hello my fellow BP investors so I have been doing some research and was given a heads up on some properties that are going for sale soon. I have another partner willing to go in on this deal with me but from the notes I took does this sound like a good plan or something that is too big to chew on. We are still trying to see if we would do a blanket loan since there are more SFR's or go commercial.

100% Occupied, 10 Single Family Home PACKAGE

These (10) Properties have a combined sales price of $995,000

All houses are rented with monthly a gross amount of $7,641 or $91,692 annually

I would assume that insurance would be anywhere from 4k-6k annually + maintenance fees 

The sellers are willing to offer free management services for the first year.  

Any advice I would greatly appreciate- cheers

sweet sounds like a good plan then! I am in no rush to get my investing started just want to make sure I have a solid financial foundation
