I would search for hard money lenders and find out about what their programs are. If you do a quick Google search for "hard money lenders Maine" I'm sure you'll find tons. I've always thought it's a lot easier to do business with someone local who knows your market better and may be able to bend a little for you (as opposed to national or multi state lenders). At first glance the interest rate looks very high but when you do the math you can actually see that you'll make more money this way and have a higher ROI. You'll likely put less down and not have to give your investors 30-50% of the profit.

I quit my San Francisco finance job a couple years ago to get involved in real estate investing and lending and have loved it. I'm not too far away in Austin so I'd be happy to help any way I can. Any idea what kind of strategy you want to go after (flips, wholesaling, rentals, etc.)?

What John said is a great way to start. You can wholesale properties which pretty much means finding undervalued properties and then selling them off to investors. You don't need any cash to do this because you can assign the contract to your investor at closing and just charge a fee to your investor. This site is a great place to meet investors and learn more about the investment process. Once you get enough capital from doing this you could meet a hard money lender and try doing a flip yourself to make a bigger margin.
