Is this a unused vehicle? Otherwise what is going to happen is the tenant is going to brush the snow off the vehicle which will make a nice berm of snow for someone to slip and fall on. On that same note you can work a deal with the tenant for snow removal but you the owner are ultimately responsible.

Somewhere about my fifth property they stopped with the negative. Now when I meet someone and the subject turns to Real Estate and they start with the a horror story I just put on a big SMILE.

Being a landlord is often done by people who put very little thought into it. It seems so easy at first. Then when there are problems and they jump out and tell everyone that Real Estate is a bad idea. They are NEVER going to admit that THEY didn't prepare through education for the issues that come up.
Stick around people who have done it and overcame the negatives.
You'll be fine.

If the problem really is tree roots it will get progressively worse (and always at the most inconvenient time). The price they offered was not a bad price. I had two done this year because I was tired of snaking them out after every heavy rain.

I attended one in Sarasota (I don't know if that is near you). And I found them to be welcoming and educational. My advise is strike up a conversation with as may people as you can. Some people are more outgoing than others but that doesn't mean they don't have a lot of incite to offer.
I just went to my local REIA last night and the presentation was from my local community bank that I have been using for over 25 yrs. I learned a lot about my bank that I didn't know. In this business there is always more to learn and a REIA is a great tool.

I have two time shares but only because I inherited them. When I do the math they are not a good investment for the price. But mine were free plus the annual HOA.

I have got creative and did a random pattern with replacement tiles that were a contrasting color.
Yes this requires replacing some perfectly good tiles but it worked out good.

My vote is for a refi with the stipulation that the new (third ) property MUST positive cash flow equal to or more that the new refi loan payment. So your income is the same and you add another property.

My first (non hacking) rental was a three unit. The first tenant I put in the lower unit was to this day my worst. They put us through hell and we were naive enough to take it. He would turn the power off on the girl upstairs when he though they made too much noise. The cops were called several times. It was a nightmare.
One night in the midst of this we had some friends over, and they began with the"my uncle had rentals and he had to get rid of them because it's a bad investment". As I listened to them I was seriously considering getting out, and came very close. But something inside me said" No others are successful at this and I need to LEARN how to do this the right way.
Today I may meet some one who doesn't really know me and when they start with the negative about real estate I just SMILE and think "If they only knew".
