I have one section 8 tenant and that is because she has been with me for years. Out of all the section 8 tenants I have had she was the only good one. You will find a good one but IMHO most bring some form of baggage. I stopped accepting section 8 about six years ago and don't regret it. Many times my soft heart wants to give them a shot, then I remember my past experiences. May I also state that many of the bad experiences I had left me still feeling that they were good people that just didn't understand how to make good choices in their life. But I CAN'T have that at my properties and have them chase the good tenants out.

 Also my experience with the yearly inspection was defiantly nit picking. I won't bore you with examples.

If you are new to land-lording I would definitely not advise you to take section 8.

I have been asked to partner with several people and family members over the years.

Only one person did I say yes to. And that is because I know his integrity is everything to him. He lacked may of the things you may look for in a partner (handyman skills, cash, free time) but I knew his character made up for it. It has been five years and has worked out great.

Hello my name is Mark. I live and invest in Western New York State. I am 53 and work as a tooling Engineer where I have been employed for 30 years. I have been a buy and hold investor for 25 years. 13 properties, 46 units. In two years I will reach "critical mass" where my properties will bring in enough income to replace my day job. At that point I plan on expanding my investment opportunities. I am looking forward to meeting all of you.
