I am no tax accountant. But I believe it doesn't matter whether the vehicle is in your name or the LLCs. What matters is what percentage of the mileage (use) is personal use and what is busness use. If the vehicle is used 100% for the business then I would put it in the LLC. Not sure how that would affect your auto insurance but I would guess it would be more expensive. My annual business use usually is about 20%. Hope this helps.

I know many people believe that when they tell you at the RDPD seminar to increase your available credit that they only want you to pay for the Elite courses. And maybe that is their motive. But the concept of " Never borrow money when you need it, and only borrow when you don't" stuck with me. From that time I have looked at my credit like a see-saw. Two phases. I'm either spending and building my business (credit score going down) or I'm paying off debit and building credit for the next deal. It has helped me and I have never been turned down for a loan.

Learn what you can from RDPD books or cheap seminars or any other source but don't buy the Elite (expensive) classes. My two pennies.

My first LLC I went with a attorney. Since then I do Legal Zoom. I don't have a problem with Legal Zoom. Fast and easy. I have four LLCs.

Have you ever been in a conversation with someone about the weather or something? Then it turns to how no one can be financially successful today unless you are born rich. So you try to tell a little of your story (but not too much). Soon you find yourself frustrated because you can't convince them that it is possible, in fact very possible to build wealth today. I guess I should have ended or changed the conversation but I genuinely would like to help them. Sorry just a little frustrated. Any thoughts?

You can give the tenant the option? However it will probably be done better by a pro. I have lucked out twice and had tenants that ran a gardening service on the side and wanted to do it themselves. Those were two sad days when they moved out. The property never looked so good.
