JScott, the Indocanadians build for a different reason. They turn the houses extra space into rentable units collect rent and do not pay taxes on the rented space. The city provided a honor system of paying taxes on these rentable units and out of the thousands of homes that were given notice only one home/owner landlord complied.

What is been practiced is that the east indian builders will extend the roof behind the edge of the house. The inspector comes to inspect the house then approve it and leave. The builder then pulls down the plumbing, electrical and wall in the massive decks and turns these into illegal rentable suits. The inspectors slap a stop order, which the builder ignores and finishes it. They get fined but its small and once the builder has lived in the house for a year, he sells it because no taxes are placed against the primary residence after the home owner has lived in it for a year. There are around 20,000 of these illegal homes built in our region. Past mayors turned a blind eye to it and did nothing to stop it.
Sounds like you answered your own question then...

This is a good discussion on the topic. I can take out a wall as long as its not structural. Not that hard to do. Did sheet rock before again, not hard. I can cut line in paint. Now, say I remove a call and want to relocate a electrical outlet to another side of the wall. Would I require a electrician? I have replaced electrical outlets before and have been doing low voltage for years. Wonder if I need a licensed technician to do this in Washington state?

Seems this is the trend in more expensive cities like Seattle and in Vancouver. Doesnt this go against the grain of investing in income properties? What happens when the economy turns sour and the vacancy rates drops and total stock for homes for sale in a town increases? Also, what is the reason why these houses look like a box instead of traditional slopped roof style?

I see several members were saying the same thing. Perhaps the webinar had a bug or some issue not allowing members to connect?

Same been waiting. Put my evening aside for this webinar. Anyone have his direct contact number? Some one at least should call him and say "umm, did you forget you had a webinar and people are waiting for you?"

Just a little concerned that is all. Waiting 23 min past 5 pm. BTW, I am looking for private lenders where the property, not the investor "me" qualifies for the loan. Also, have any of you seen negative impacts on your house/rental when a major employer has a large lay off in the area? I am focusing on bellingham Washington and a employer is laying off 450 workers. This may not have to much a impact as Bellinghams population is 82,000.

How many offers made on other properties before this one? What was the frustration about before you finally acquired this property?

What about washington state?
I like to focus on North Washington, which is north of Seattle for buying and flipping properties.

Reminds me of the 1970s. What is done is done. The new paint will need to be inspected before they move out. I don't touch anyone's paint because, one, its not my place, two, Its a waste of money.
