Or you could go grand and post your add up on a high billboard outside a massive development created in the 1960s. I saw one saying "We want to buy your ugly house" on a massive billboard. This billboard is not to far from Seattle.

Wash all clothes. pick up everything off floor. Wash bedding, then bomb the place with flee bomb. You may want to add shampoo to carpet. I suspect they do have a dog. When the tenant asked if they can have a dog, that was a hint they had one already. Small dogs are okay. I was married and we had a sheltie and it was always wanting to go outside and do its thing. 

I imagine it would be a GOOD idea to have at least attend some training in managing a apartment complex. I did learn...from the mistakes of other managers and board members, when a applicant is approved to live in the unit, ultimately the manager is responsible how the tenant behaves, pays rent, and is a good person.

I would like to know what is the steps to enter into the apartment complex sector? Good idea to go for professional training? What does the complex owner look for in a apartment manager before hiring them? I am sure experience or training would be required before being considered for employment. 

I lived in a co-op and many were evicted for one reason or another. One woman was a horder and the members voted her out....but really, what EVIDENCE did the co-op president show other then "my word of what I saw" vs "pictures...video". I know their habits can present dangerous living conditions and if they do not clean up...then yes, they do need to find another place. 

Sadly, my dad and step mom are hoarders but its "knowledge and antiques" based meaning piles of news paper articles. My dad collected and stopped collecting antiques its filled the basement with antiques.

But also, what does a HORDER personalty look like?

I just did the same thing. Moved from Vancouver BC to Tacoma Washington. Ohh tell you what, its a struggle finding any kind of work in my field. I install networks and low voltage cable and hardly anything in this city. The work seems to be up north. I may have to work for a house investor and work as a rehaber.  

My recommendation is to do a sample test run. Rent a room from some one who is nice and then, get your drivers license and temp cell phone. Stay for a month and apply and interview like crazy. Land that job and see if it works out between you and the company. But make sure that job works for you! then decide to move everything here. 

Ohh btw, find a house that is about to go up for sale packed with horded goods, then no one will buy it! ask for a big discount. I am still looking for a financial partner to invest in homes in Tacoma. Re market is going crazy here.

I would shadow another investor. The other option is wholesaling or Bird Dogging...that is where you do not own the real-estate, but sell the information to a investor "bird dog" or selling the contract "wholesaling"

Send a citified letter to the tenants current address. The letter carrier will ask for ID then hand it to them. The letter says you will stop buy in 24 hours to give them a application or...hand them the keys. Then you can see how bad they treat the current residence.
