Thanks for the info. Managment would be a headache if it was to far out of the way. What are rents going for in that area? I think seattle has all but lost the 1-2 percent properties as value has far exceeded rent rates.

Wow, amazing. I tried to start at your age but had some road blocks. BTW properties in Illinois are cheap! Tell us what comps are selling for and how long they were on the market for. :)

So what did the previous investor do wrong that provided you a great deal? BTW, I think you did well....and took out ALL certainty of any issues with the framing condition. Properties in Houston are so cheap! Want to see insane pricing look at Seattle..then Vancouver BC Canada. Are there lots of these fixer properties in Huston?

Avery, really do not think anyone on BP is in PG. I know of people who moved there for a quieter life.

Nes congrats! I imagine that is a bargain. I lived in Vancouver up till june of this year for over a decade. The market is extreme alright. How were you able to finance the condo? Are you interested in Western Washington? I live here now and have considered reaching out to investors in Vancouver interested in investing in our state. Shoot me a email if interested. 

It is common in Vanouver BC for owners to rent out rooms to people due to the cost of the mortgage. I am now in Tacoma and came across this gem of a house. 8 bedrooms 5 baths 4 thousand square feet. The house has not been updated since the 1980s. 

I wonder if such a huge house like this could be also sectioned as seperare rental apt units?

I am lucky my job allows me to drive all over the region serving customs. Some times, I divert off the main roads into housing areas to do quick scans for empty homes. This is hardly a efficient way to find empty houses. Is there a more efficient way to find empty homes? Perhaps USPS would provide list? Utility company that has disconnected the hydro meter? Would they be inclined to provide this information?

Does anyone know of a web site that shows what rentals rates and other stats on homes and multi family for area of a city or region? That would help speed up property analysis.

100 dollars is not worth it! heck, I can earn that amount in two hours doing network related work. 

Better to look at other properties.

Once, I did security for a Police station. The officer had his K-9 in the back of the car. If he was ever in danger, all he had to do is press the button on his belt or chest, and a linear motor would open the door and his k-9 would come out of the car to save him. I guess something similar could be used for citizens like woman. This wont work though, if the guy shuts the door before he attacks the woman. Best is to have a male agent be with her.
