High wages also cater to land lords and investment companies. So they see renters who are willing to pay more, the rent will go up. also look at the regional vacancy rate? if its super low ...rents sky rocket. BTW... if the workers in the area are paying more then 33 percent of their wages...then that is not right. The higher the rents, the more likely low paid service workers will leave and small business will shut down! I have considered being a agent for now at least. Did not get into investing..prices are just over the top for the Tacoma/Seattle market. Recommend a agent? Remax? Windmere? ??
Jason did you use your own money or credit to buy?
He was like me...but 28 years ago. I gave up. I found the properties...try a 90k property on top of queen an hill. A 25k property in Tacoma ....the list goes on. Did not have a job to qualify for a loan. No one believed in me and I went to work for a employer and ended up in Canada in 2001. Should have at least gotten my RE licence houses are extreemly expensive now.

Here is some advice, rip out all the plants put down black plastic to prevent weeds from growing and plant plastic plants. The existing grass can be replaced with super slow growth grass once the existing grass was killed off or just replace it with astro turf

One investor did this. He is not married has no kids. He said to the renters "do all the repairs and once I am dead, the house will be deeded to you" yes...true story.
Did flint have its water situation resolved? Nothing worse then living in a 3rd world nation.

Its pretty much a fact the us has entered another 8 year cycle. Just like 1921 to 1929 1980 to 1988 and 2001 to 2009 I think the us is on another major shift and the market is leveling out or stocks and housing values are dropping. Seattle is seeing some big drops in values.

Here is another indicator...mostly from the past. What do these dates have in common? 1921 to 1929 1980 though 1988. 2000-2008 and 2010 to 2018 ? Do you see a pattern?
