Hi there Brian, I was exactly in your place having some appreciation money available and eager to start my B/H investing here at home. But when I got started I got discouraged really quick because the $150k I have to play with I learned its just chump change in Hawaii. Yep I considered leasehold too thinking ok I can afford that but nope just didnt make sense especially when you factor in the lease rent and possibility that at the end you may have to walk away empty handed. So impatiently I turned to turnkeys...I got really close to diving in but I just didnt feel comfortable to take the plunge. And during all this time Ive been really educating myself about everything and anything RE. The more I learn the more Im feeling okay about still having nothing to show for in the 7 months since Ive started this journey. If anything, I'll just have fun building up the cash bank for the inevitable market correction. Makes no sense to buy with negative or minuscule cash flow and with the chance the rental market sours. Hard to be patient but it just may be my luck that things arent working out as I hoped it would when I got started. I surely hope so. Good luck with your RE journey.

I hate to admit it but I've been researching turnkey investment and giving consideration to that until our Hawaii market makes a correction. B/C class properties at around 48-50K with positive cash flow. I know it's a risk but what the heck I figure I can afford to risk that much out of my IRA instead letting it disappear when the predicted inevitable bottom out happens.

Aloha Dom,

Love your goal to build for the young working adults...so much of the newer developments today are geared for the wealthy or affordable.  But there's definitely a GAP of working class who are stuck in the out of reach zone.  Definitely an opportunity there and deserving.

@Bryson Paulo ...Aloha & welcome to the wonderful community of BP...I'm new to REI too and have learned tons from this very generous community. Unique to Hawaii investing, hang in there. It can be a bit discouraging if only banking on the low supply and high prices of the MLS market, but if you're bold enough to work the other property finding methods that BP teaches you, I'm sure you'll find those "diamonds in the rough" that others seem to be finding. Though I continue to check the MLS daily, I realize that I also need to get myself out there to search for those investment properties. Although it is not in my nature to do that, I am committed to taking those small steps one at a time. I wish you much success Bryson in your journey to secure a piece of our island and more.
