Thanks Isi for standing up for Hawaii nei...not easy but certainly doable...especially if you really call it home, the will, will find the way!

@Bryce Peterson,

I'm usually a "principles person" who don't easily let go.  But on this one I agree too that it's just not worth the trouble.  Thankfully he's out and gone so you can quickly clean up and move on with who knows, maybe an even better tenant than you had.  It's a Hard swallow, but look for the lessons from this experience that will be worth more to you in the future.

I am still new to BP but absolutely love this giving community that I'm learning so much from.  

BTW...I love your plans and goals for Wahiawa.  It's such a special town/community and I hope you all the best to revive and keep the alive the homesteading and plantation charm of the past. One of the few places I think still unspoiled by progress.

But and most definitely looking to do one or a few REI transactions during my HELOC term. I was ultra conservative in that I did not max out the equity available to me but left some on the table for the in case scenario.

I just did the Heloc strategy too,last month, for my condo with 3 yrs left on my 1st mortgage. I didn't want to go overboard so was ultra conservative on leveraging my equity which I might regret if a killer deal presents itself. But since I don't live by regrets, I'm just glad to be in a position to have a comfortable heloc bank for my first REI property. With a 0.65 (1st yr) & 3.5 (2-5 yrs) rate I can accelerate payments to stay ahead of the game. At least that's what the plan is.

Aloha everyone...a beautiful day in Hawai'i Nei no matter rain or shine or  if you're in bed like me with the flu... I was so looking forward to this day to meet Brandon and all of you...but too much work and study and not enough rest finally caught up with me at the most in opportune time.  But that's okay... Thanks for sharing your find with the community and to all who replied too. Amazing to see the generosity of the community to share their expertise & experience. Since I'm super new to RE investing, all I can really do at this stage is read the forum posts to better prepare myself for that time when the gut says this is it. I've seen a few Honolulu properties of interest and did the BP analytics. But the numbers haven't been good. I'm sitting on a HELOC waiting for that right one. Considered investing out side of HI too but not convinced it's right for me just yet. As much as I want to make my first investment... I'm fighting with myself to be patient. Good luck to you on your REI journey.

I'm like you raring to go.  But our Hawaii market is crazy wicked that I think being patience may be the virtue here and now.  Though I'm still keeping my eyes ears and options open just in case that unbelievable deal comes along..I'm using this time to learn from the experts, networking, and practicing with BP's analytical tools with the properties now on the market...you never know...good luck to you too.
