Hey Orr - I would use this website:

and also drive areas.  Yellow areas are very safe.  Light green areas are probably going to be fine, and if you want to be careful, stay away from the darker green areas.  I do own one property in a dark green area, so it can be block by block, but its a great guideline.

Hey Manish - I think that Indy probably has much better prices than Austin, but you'll probably get much more appreciation there over the long term, so don't beat yourself up.  I use the following map to check classes of addresses.  Yellow is basically B.  You might be comfortable in light green areas as well.  Also do google street view to zoom around our streets.  You can get a pretty good sense from that as well.  Let me know if I can help in any way...

I wouldn't agree that valuations are usually lower.  I have some properties where the values are way lower than market, but others that have been pushed to almost double market value because the area is strong.  Then I argue back to market or below.  I would feel comfortable saying that assessed value is not tied to market value at all, but in my experience it can be way too high or too low.

Also hit up CIREIA, and any meet ups that interest you.  If you go to www.meetup.com, there are a number of RE groups.  You could also use Indianapolis as a key word search on biggerpockets and introduce yourself to people who seem to be doing what you'd like to do.  Good luck.

When I was using the BRRR strategy on smaller multi-family properties, the seasoning period was 12 months. That was for conventional 30 year fixed rate money written in my personal name. I believe that for those loans, the wait time is still 12 months. I'd start calling a lot of lenders with your plan to get a sense of what is possible. 12 months is forever, but that 30 year fixed money is worth the headache.

Congrats on finding the community and setting the goal of financial freedom.  I think we'd all agree that RE can get you there.  

Networking is really helpful as you're finding your way.  I would start attending CIREIA and INREIA meetings and any other RE meet ups you can find.  Meeting others who are successfully doing what you want to do will give you the confidence that you can do it.
