Post: Intro information for Investors Transitioning into Commercial

@Michael Malloy

I made that transition myself and used Dave Lindahl's coaching program.  His information is excellent and without that coaching I wouldn't have gotten from the 9 units I had when I started with him to the 80 I have now.  There aren't a lot of great books out there on apartments, but my favorite RE book is 'Millionaire Real Estate Investor' by Gary Keller.  Feel free to PM me if you have specific questions.

@Scott McGurk

I've been thinking of doing this for years!  Let me know if I can help.  Can I vote for downtown?

@Creig Leu

I don't have much information on USDA either, but their eligibility map is here:

That might get you started.

Welcome!  Make sure to attend CIREIA and INREIA as well as the Alpine meet up (great for wholesalers).  Good luck!

Welcome! Make sure to start attending our local REIA meetings. CIREIA and INREIA are both great resources. It took years to get my husband on board! It can be done....

@Corey Friedman

Welcome!  The Indianapolis market is a great place to do real estate.  Good luck with your mailing!

I'd start attending our local REIA meetings. CIREIA, INREIA, and the Alpine meet up at the Columbia Club are all great.

Hey! I'm from Victoria.  Great to see someone from Vancouver on BP.  If you decide on Indy, that's where I'm based....

@Devin Stott

I think this sounds like a brilliant plan. Call a bunch of mortgage brokers to ask their opinion. My only concern is that sometimes the person on the mortgage, which would have to be your brother to get the OO status (I think), has to have seasoned money to use as the down payment. This might have relaxed in the past few years, but I'd definitely call a bunch of brokers to see whether this is possible. Sounds like a win win.

@Dusty Israel

It sounds like you need a sponsor.  They will put their net worth up to qualify for the loan for a cut of the profits.  All terms negotiable.  I'm assuming you're looking to local banks to finance the acquisition and that's why you're running into the personal guarantee?  PM me if you'd like to connect.  I'm buying apartments in IN and KY and would love to meet you.
