I would make it as easy on the tenants as possible 

Tell them to run it in the bedroom when they leave the house 

When they go back open the windows to air it out for 15 mins before going back in 

Best would be 2 + hours but even 30 mins is good 

I would ask them to also read the instructions  

Best they could do it 5 times, 2 Hours  over the course of a week that would be great 


it leaves a really clean smell.  Like after a rain storm with thunder and lightning 

Agreed on ease for tenants. They could run it in that bedroom all day while they are at work. Any reason not to run it for more than 2 hours?  Will also have them run a fan in the room during that time to help move air through the system.

Home depot is fine but I have gotten a better deal from a local installer, it depends on your area. Hopefully the room is separate from other rooms.  A lot of people are moving to vinyl but that depends on your area and what the rest of the house is like. That would cost more but last longer. If it is continuous with other carpet though you might consider a hard surface floor.

Thanks for the feedback. I contemplated putting down LVP. The floor is cold in tbag room and figured the carpet and padding would keep it warmer.

Hi, I just turned over one of my units and the tenant called to tell me one of the bedrooms smelled mildewy. The room has a high traffic carpet that is going on 10 years or a couple more at this point.  It's in overall fine shape, no stains etc and I shampoo it every time it turns over. I think part of the problem is that I shampooed the carpet in that room and then the tenant didn't move in for a week. During that time it was very humid and there were no Windows opened or air flow. Perhaps I didn't do as good a job as vacuuming up the excess water and caused this issue. Either way, the Tenant says it smells and I need to get the carpet replaced. I'm not there locally so doing it myself or trying to remediate the issue won't work. The tenant did keep windows open and run a portable ac in that room to try and dehumidify and get rid of excess moisture but didn't make a difference. 

all of this is a long winded way of asking:

1. Recommendation for a inexpensive carpet replacement that is suitable for a rental bedroom. 

2. Who do people use for install etc?  Hole Depot or local installers?  It's just 1 room but fairly large. Probably 18x14 with no off angles etc. There is a closet built out in one corner.

Yes my situation is a little different because I don't have set times yet and would prefer a block of time but that might not be possible so I'll have to send out a blast email to everyone who wants to see it and coordinate the various times then inform the tenant that is what happening. If they  continue to push back this week I'll have to get a lawyer send them a note.

Hi everyone. I'm in CT.  One of my tenants are moving out end of July. This past weekend I told them I wanted to show the apt for a few hours next Tues. during the day from like 12-4 or something.  They pushed back and said no that doesn't work because they work from home and their work is sensitive in nature and not supposed to have people around when they're working.  They said I could come on the weekend or after 6 pm. I am traveling from MA to CT (~2 hours) for other reasons that day and figured I'd take advantage of being there and get as many people as I can looking at the apt. I can't make it work after 6pm that day. 

ive looked at my lease and state laws but this situation is a bit grey. It seems like I need to give them reasonable notice, which I did, but of they refuse then I'd need to get a lawyer involved to compel them to allow access or it's considered a breach of the lease and eviction can start. Those costs would be recoverable from the tenant if ruled in my favor.  Since they are month to month I think I only need to give them 3 days notice if I plan to not allow the next month but this all seems pretty drastic for this. 

I'm trying to find a way to make this work like have the person go into the office this one day etc but they're counter offer is come after 6 or on the weekend which doesn't work for me and I'd like to start showing the apt as soon as possible since 8/1 is approaching and Im not available to show it this weekend. I also offered them if they want to show it for me over this weekend then that would alleviate this need but they didn't want to do that either.  

anyone have experience in CT with this situation? Ever get a lawyer and judge involved?

I don’t agree with people’s numbers on this thread. Your parents didn’t put 900,000 usd into this deal. The maybe bought it for nothing OOP and have been crushing it ever since LOL. If that really did happen you can imagine why they don’t want to sell.

Capitals gains would definitely have some sticker shock. They've owned the property for 30 years so the appreciation is significant. Looks like refi rates for 15-30 year aren't much different and between 4.5-4.75%
