@Julie Washburn I can see that would be extremely frustrating. I believe a complete transparency is necessary for maintaining a good working partnership. If you can not get that from your current provider, I would look for a replacement.

As others recommended already, having a discussion with insurance broker who can search providers and get you the best rate would be probably a great start. I offer a supplemental protection program for my clients but it doesn't cover them when the property is vacant. I still recommend having some sort of an umbrella coverage that will bridge the gap between our protect program and homeowners insurance.
