@Quinn Stewart St Petersburg and Clearwater are not STR friendly unfortunately. There is handful of grandfathered in properties in Clearwater Beach that allow STR. Pinellas Park and Largo would be places that allow STR/are not regulated. There is quite a few cities in Pinellas that have a zone or two that allow STR but it can be quite a maze to navigate, example of those would be Dunedin, Seminole, Treasure Island, Safety Harbor, Gulfport, Madeira Beach... You can find a lot of information on county/city sites and/or calling respective zonning departments. If you have a specific address, they can tell you yes or no. Hope this helps.

@Edgar Sanabia you can look on BP under events &meetups. Many other options, for the starters - Eventbrite, FB groups and their respectful events, Tampa Bay REIA, Greater Tampa Realtors Association ..

We use multiple channels for bookings, booking.com was one of them. From my experience a bad guest can book through just about any channel. No rhyme and reason. That being said, booking.com had a high occurrence of fraud so we no longer use them.

My suggestion would be set a goal, narrow it down to a couple of locations and do a ton of research on local zoning laws and regulations. Things to consider.. do you want to be out of state investor-list and manage yourself or hire a PM to manage it for you? What are your goals? Do you need certain amount of money to cover mortgage/expenses or can tolerate more fluctuation in occupancy rates throughout the year. That would influence greatly the market you wanna look into.. very seasonal beach resort, ski resort or a market that can be producing more balanced income year round? What kind of clientele you want to cater to? 

AirDNA can be a great resource to look up different locations, occupancy rates and rates.

@Joseph Stern completely agree. I work with couple of investors who recently bought in those areas and renting STR. The numbers look good. I can see great numbers in Apollo Beach area as well. Pinellas comes with a ton of zoning restrictions and not every city permits STR less than 30 days. Pasco county is exploding, and it will soon be just an extension of Hillsborough. Ton of new developments and some big projects planned over there.
