I don't think there is a straightforward answer to that question. When I face this with my clients, I work the data for them so they can have a projection for both scenarios, and therefore make a better educated decision if the investment is worth it.

I think it greatly varies by location/neighborhood. In general HOA can cause a lot of headaches. I would do my due diligence and consider all pros and cons; location, investment, revenue potential, HOA fees, amenities, who will be managing it, what level of maintenance you want to deal with.. what make sense to you/what is important to you shall essentially be the foundation of your decision.

Lind Construction, they are in Polk county but I know they do travel to places. They do a high quality work. Highly recommend.

AirBnB remits state taxes, the homeowner is responsible for remitting any county/city taxes portion.

@Vincent Casiano I have heard nothing but complains about Vacasa. Beyond the higher commission rate, they are simply too large, and their customer service is not a good quality to say the least. A lot of their clients are transitioning to other PMs.

Having a good PM can be a saving grace. If you love managing your property, by all means, you should do it. But if the answer is no, I would strongly consider delegating and dedicating your precious time to something else you love to do. No money can give you your time back. I know of great PM who care greatly about the homeowners and the properties like its their own and charge only 15 percent. Sure no PM are the same, but there are good ones out there.
