@Josh Maier completely agree. Everyone has their set of priorities and goals. What is extremely important to you, doesn't have to be to others. There might be general questions you ask each PM/company. At the end, you have to feel it is a right fit and you can trust the person to run the show for you.

@Dustin Pavlik you are right. St Pete and Clearwater specifically prohibits STR nonetheless there are hundreds/ thousands of them. Enforcement is complaint based so many people just take the risk. Pinellas County does have pockets that permits STR but It can be difficult to navigate. I can provide some closer insight and/or your best bet is to call the zoning/planning department of the city where you're considering to buy. They can check based on address provided.

Each city and county have different regulations/requirements. Other than licensing, you'll be remitting lodging tax to appropriate municipalities, something to look into :)

@Mark Holmes location location location. In general, the closer to the airport, downtown, water, local attractions the better. There is a 7 day minimum requirement for STR, complaint-based enforcement.

@Adam S. I'm sorry you had such bad experience. It sounds from your post that the PM company is not taking any responsibility for their actions and trying to correct it. It is your property and I believe you should be working with someone who you absolutely trust. This relationship might not be salvageable since the fundamentals have been broken but many other great options out there. Reach out any time if I can be any help.

@Guy Hakim they are great if you're looking for a quality work. If your focus is the best cheapest price/have a certain budget, they might not fit that bill. But might still be worth of exploration. I have seen their work and pay attention to details and do the job right!
