I find 3-4 being the sweet spot. But as mentioned above, it varies greatly, and it really depends on your goals and targeted audience. From my experience 5 and more bedrooms with 10 and more people brings the parties in and construction workers. Neither great guest. The properties are just being trashed. Dividing the ADR to this many people, it is peanuts to them, and they treat the house accordingly. 

As far as bed size, queens are great, king is awesome to have in at least one bedroom if space allows, bunks and/or sleeper sofas are great solution for small bedrooms :)

Purchasing a property under HOA can always be tricky and comes with a certain risk. Doing your due diligence and having a back plan is a great start ;)

As far as revenue projection, reach out any time if you'd like a hand :)

I hear nothing but complains about Vacasa service from a lot of homeowners. I believe local smaller competitor will provide much better service and perhaps even for a smaller commission. 

@Steve Lovelace provides extraordinary service up in PCB if you are up for more exploring and hire a true professional  looking after your property like its their own.

I'd say Tampa. Overprized sure. Still good deals can be found and money to be made with ton of traffic flowing into this area.

Part of me agrees with Ken Boone. I would see it maybe more of a mid to long term area. I think getting closer to Orlando /Kissimmee area and/or Tampa would bring you more bang for your buck. 

Regardless of the location, doing your due diligence as far as zoning regulations and anything you need to operate in specific county/city to be in compliance with local laws is crucial. Reseach your competition, what they are offering and how you can be the "purple cow" ;)

Pool can be a headache. Having a good maintenance vendor is the key. Ideally someone who is available and willing to come when emergency happens like weekends and holidays ;) At the end it is worth it, it is a sought after amenity and my properties with pool rent better and for higher ADR. Heating it can get costly and heating it non stop will add to your maintenance as the high temperatures eat through the chemicals quicker (as I have learned). I know some charge extra fee for heating the pool/spa.  We don't, our guests have full control, all we ask is to turn it off before they check out.
