@Kristin Riker if you'd like a revenue projection for any property you will have your eyes on (Hillsborough or even Pinellas county) just to have an extra tool to make the best decision for yourself and your goals, can be done ;)

@Kristin Riker Tampa is a great market. The zoning regulations are easy to navigate. Some great locations that can give you steady occupancy rates/cash flow throughout the year. LTR averages 10% as already mentioned in posts above and 15% on STR. Great contacts for both! Reach out any time!

There are cheaper services that can be your registered agent. I found Legal Zoom, IncFile and Zen very expensive. I have personally used Sunshine Corporate Filings LLC, they are based out of St. Petersburg! Also I believe if you have a CPA, some do offer that service as well.

From my experience it vary even looking at the same general location. I can work a revenue projection for you once you pick some properties you're considering.

As far as condo/townhouses, my biggest struggle is always HOA regulations. I think it really depends on your preferences and budget.. things to consider price point, age of the property, extend of maintenance you want to worry about, HOA fees as those can sometimes be quite hefty. Beyond that I really believe that there is a market for just about any property and any size.
