@Sergey A. Petrov, completely agree. I personally love colors. Some people will appreciate it, some won't. Can't be everyone's cup of tea. If you have no trouble staying booked with good rates, I would not worry about it at this moment.

Finding a good cleaning crew can be a challenge. Setting expectations from the start is crucial.  We do quality control check after each clean/before guests arrive to make sure all is cleaned well and everything is in proper working condition to eliminate unnecessary calls/issues. Having guests wait on the porch is simple unacceptable. I get it, things can go wrong. But if it is an incompetence of the cleaning crew, forgetting, not following through with their tasks, not cleaning well enough, not following your instructions or making an attempt to fix it after pointing issues out,  might be a good idea to look around for someone else.

Depends how you have it set up in your contract. But if there was a police report and substantial damage, I'd say your PM should have informed you of that. A good communication between PM and homeowner is crucial. There is no way to completely mitigate the risk of having bad guests. When accident happens, we handle damages from a damage waiver fee. If it is negligence and careless intentional behavior of guest causing a damage, we go after the guests.

@Quinn Olivarez completely agree. Smart thermostats are great to have for the convenience. We use Lynx/Point Central for locks. With the amazing technology these days, one could automate just about everything, it's a rabbit hole. I think the question is what makes sense. Having guests of all generations, the older folks might not appreciate having to deal with technology wherever they look. Just my two cents;)

People will always travel. They might scale back, but there always be tourists. Plus from what I've seen, there's a lot of wealth out there. 💰

Tampa, FL is a great market. 4-bedroom house in Southwest Tampa with average occupancy between 55-72% can get you 80-102k.
