I believe there can be found good deals in Tampa or outskirts of Tampa, depends on what the intend for the investment property is, how much reno you're willing to do etc. A lot of development and growth in Pasco County, you might get more for your bucks in those locations.

I have a huge network, I know most of the markets in FL, from Tarpon down to Naples, over to Miami up to St Augustine, FL is way overpriced. If you can get 5% net cap, you will be lucky, No realtors do not , for the most part have the deals. I have done 100s and 100s and 100s, never using a realtor

@Bob S. Dunedin is not exactly Tampa, is it? And there is much more to Tampa than Westchase, probably those areas you're not familiar with. As far as I know, there are realtors who have access to off market properties. Thank you for the feedback, Bob.

Some homeowners provide full access and don't charge, some do charge extra fee. It really depends how you'd like to handle it. There is usually a way to remotely turn on/off and adjust the temperature as needed for better control. Considering the pool takes a while to heat up especially during colder months, we ask the guests to submit a request day prior their checking. Consequently, we ask to turn it off if not used and/or prior their departure as prolonged periods of high temperatures eat through the chemicals quickly and the homeowners will most likely get charged extra for that by their pool maintenance vendor:/
