my agent use one called "Listbook messenger" I love it because as an investors I can set my criteria and it sends me a morning report.

i am not an affiliate, but I heard everything about this subject through "Internet Business Mastery" 1. Googleit 2. listen to the podcast and 3. learn.

go to the "Resources" tab to your upper left of the screen, then go to forms or deal analizer then download the form (by searching "multi family") and enter the requested data.

Bells and color light don't make you money; Serving your fellow man and added value makes you money.  You can dress a pig with a nice dress and red lipstick but at the end of the day it is just a pig. 

Branding can be usefull to stay in the mind of your costumers, but without a track record or lack of character that shows that you can do what you say you can do, does not mater much.  

Let your actions be your branding.

i will advice that you factor in trash removal and pest control cost into your offer price. Then once you have ownership of the house do a moving sale or call a few pawn brokers to get some money in the back end

Based on what I have learned so far, every contract CAN be assigned Unless the contract specifically states that it CAN Not be assigned.  Consideration must also be taken when the contract is for an owner financed deal where financing is based on the creditworthiness of the individual,   in this case the seller must be notified and they must agree with assigning the contract.

1. You use the list to market to it, ether by direct mail marketing, calling or visiting the house.

2. You get them ether through paid services or access through public records with your local county.

3. Cost depends if you pay for a service, you pay a VA to do it for you, or free if you do it your self (also depending if you allocate or put value to your time).

4. Success rate, like everything in life, success rate is correlated to the amount of effort.  However, probate sellers are typically more motivated that regular sellers since they most likely don't live the house and just want cash to move on with their lives.

if you have it in excel, do the first one and create a step by step guidance so you can then pass it to a Virtual Assistant to do the rest of the work. once you have the data organized, you can up load it to a direct mailing data base. I have a trained VA if interested ask via PM

3 suggestions:

1. have an outline with the topics you cover during the webinar that are ether hipper linked or time line detail of each topic. (perhaps even an executive summary of each topic)

2. Include the ability to double speed through out the recorded webinar

perhaps a newbie will sit during the entire 45 min, but seasoned business owners (in my opinion) want to skip all the fluff and go strait to the point.
